A Mixed Use Commercial Building Set In The Heart Of Farringdon.
Goodsir Commercial have worked with this particular building for a number of years. The building has a range of uses with a D1 operator in the ground floor and basement, and B1 office uses on the upper floors.
Each of the office floors housed a number of tenants and when their leases were coming to an end, our client called us in to inspect the building.
The office space leaned towards a corporate style with suspended ceilings and carpet tiling which when originally let attracted tenants such as solicitors and accountants. In recent years the tenant profile in Farringdon and Clerkenwell has changed attracting technology, media and telecommunication based sectors. The area is seen as a creative hub, hosting the Clerkenwell Design Week and the infrastructure is forever improving with new Cross Rail links nearing completion.
With the above in mind, we worked closely with our client and planned a refurbishment of the office suites we had available. The old corporate fit out was stripped and in its place we fitted hardwood timber flooring, suspended LG7 lighting and the suites were opened up to create open plan flexible offices.
With the large demand for office space within the area, it was not long until these office suites attracted attention. Out of the five office suites which were refurbished, we have successfully let three of them on new full repairing and insuring leases and the remaining two are under offer and due to complete shortly. We have also successfully doubled the rents that these suites were achieving by undertaking the refurbishment.
There is still a lot planned for Signet House, with additional office suites coming to the market in the near future and the next stage of the project will be the communal areas.
